Finish standard
What a finished surface has to look like before we call it done
| Gypsum finish | Level 4 standard. Level 5, full skim, where the finish schedule calls for it. Level verified in raking light before the first finish coat. |

| Prep | Patches spot-primed, frames and trim caulked, sanding between coats, degreasing at back-of-house and kitchen walls. Existing substrate condition assessed and the prep basis stated in the bid. |
| Coating | Coats carried to the dry film thickness the specification calls for. Product, sheen and colour to the finish schedule, submitted for approval before production. |
| Rejected | Lap marks, flashing, holidays, roller stipple that does not match between cut and roll, and telegraphed joints are rework, not punch items. |
| Cut lines | Straight cut at ceiling and trim, clean terminations at wall protection, base and transitions. |
| Warranty | Work is warranted for the period the specification requires, labour included. |
Labour
How labour is placed
MetroBuilding supplies the materials, holds the scope and places the labour. The finish is our responsibility either way.
| Screening | Crews are screened on trade, not on price alone: finish level experience matched to what the schedule requires, insurance in force, and prior work reviewed before placement. |

| Scope to the crew | Labour is placed against the same written scope issued to the general contractor, so there is no gap between what was bid and what gets installed. |
| Supervision | The package is supervised by MetroBuilding from mockup through punch. Approval of mockups and finish level is not delegated to the crew. |
Materials
Materials and procurement
MetroBuilding supplies materials on its packages rather than bidding labor only.

Certificates are issued per project, naming the general contractor and owner as required by the subcontract. Send the insurance requirements with the bid package and we will confirm compliance before award.

Carrier names and policy limits are on the certificate rather than this page, because they change at renewal and a stale number on a website is worse than none.
