What we need to bid

If the finish schedule is not in the set, tell us. We will bid without it and note that in writing.

How we bid
We read the specification, not just the drawings.
Division 09 governs coats, prep and warranty. A drawing shows where the paint goes. The spec decides how the job gets done.

When the drawings and the spec don't match, we name the sheet and keynote and tell you how we read it, so nothing surprises you later.

Existing conditions are where jobs go wrong. We look at them first, tell you what we found, and recommend the best way to handle them.
On the job
One person accountable for the package.
A named point of contact from award through closeout. Submittals, RFIs, change pricing and punch go through the same person.
Labor placed against the schedule.
Occupied stores, phased turnovers and night or weekend work are planned up front.
Mockups before production.
Brush-outs, sheen and finish-level mockups submitted and approved before production coating. Gypsum finish level checked before the first finish coat.
A clean closeout.
Daily cleanup and protection of adjacent finishes are carried in the scope. At completion: punch walked with the superintendent, touch-up, attic stock delivered, warranty and product data submitted.
Insurance and bonding
General liability and workers compensation are in force. Certificates are issued per project through our carrier, naming the general contractor and owner as the subcontract requires. Send the insurance requirements with the invitation and we confirm compliance before award.
Carrier names and policy limits are on the certificate, not this page, because they change at renewal.
